Execution Model

Twins Development operates as the umbrella entity coordinating execution across affiliated companies, allowing for tighter control over critical scopes and faster resolution of coordination issues.

This structure reduces fragmentation and ensures accountability across the build.

What Makes This Project Complex

This project involves heavy trade overlap across structural, waterproofing, framing, and MEP scopes. Because activities are interdependent, delays or misalignment early in the build can cascade into schedule pressure later.

The schedule is tight, and rework is costly. As a result, execution decisions prioritize planning and coordination to prevent downstream issues rather than correcting them in the field.

Controls & Sequencing

Trade sequencing is centrally controlled by Twins Development and the project manager through pre-sequencing meetings, internal coordination, and consistent communication.

This proactive approach reduces trade conflict, minimizes rework, and protects the critical path as the project progresses.
