Build a Clear Multifamily Brief

1. Define the project

Share the location, ground-up or renovation scope, approximate building and unit counts, and available plans. Identify repeated unit types, common areas, site improvements, and the current design or approval stage.

2. Map occupancy and phasing

For occupied work, identify resident access, areas to protect, management contacts, notice procedures, and proposed work windows. Discuss temporary services and shutdown coordination with the responsible project team before committing to a sequence.

3. Resolve repeated decisions early

List unit finishes, equipment, owner-supplied items, and variations between unit types. Ask whether a sample installation or first-unit review should precede repeated work, and who can approve it.

4. Coordinate the interfaces

Clarify where site, utility, building, and trade scopes meet. Identify who provides design, permitting, testing, inspections, and required specialist work. Confirm in writing which party handles each item and what the agreed scope includes.

5. Define turnover

Discuss building or unit handoff milestones, punch-list ownership, access for corrections, and the records needed at closeout. Separate target dates from dependencies still awaiting a decision or approval.
