General Contracting Services

A general contractor does more than coordinate a calendar. The job requires an agreed scope, a defined contract, accountable trades, procurement decisions, site supervision, jobsite communication and a documented path to closeout. Twins Development brings those responsibilities into the project plan, with the specific delivery model and obligations confirmed before work begins.

Commercial General Contracting

Construction and renovation of offices, retail, business interiors and other commercial properties. Define the project scope around occupancy, existing conditions, permitted work, deliveries, subcontractor coordination, inspections and business-critical schedule milestones.

Commercial Construction

Residential General Contracting

Custom homes, major renovations, additions and complex residential improvements. Connect owner selections, drawings, site conditions, trade sequencing and quality review so decisions are documented before they become field conflicts.

Custom Residential Construction

Multifamily General Contracting

Apartments, townhomes, condominiums and mixed-use projects require coordination of repeated units, shared systems, inspections and phased occupancy. Establish trade responsibilities, mockups or first-unit reviews when appropriate, and a clear turnover approach.

Multifamily Construction

Preconstruction, Budgets & Estimating

Start with the plans and the facts of the site. Review conceptual scope, drawing readiness, bid packages, potential construction constraints, allowances, alternates, value options and the decisions needed for a reliable proposal. Pricing, availability and procurement are confirmed through written project-specific review—not promised from a generic website estimate.

Construction Management & Trade Coordination

Where construction-management services are the agreed delivery model, establish owner, GC, construction-manager and trade roles in writing. Coordinate subcontractor interfaces, procurement decisions, RFIs, submittals, schedule updates, site access, documented change control, quality review and punch-list closeout as applicable to the contract.

Sitework, Utilities & Specialty Construction Coordination

Review excavation, grading, site concrete, utilities, drainage interfaces and specialty construction requirements with the professionals and trades responsible for each scope. For shelter or resilient-space projects, structural design, water management, emergency egress, ventilation and protection claims require project-specific qualified design and verification.

From Preconstruction to Closeout

01 / Define Scope and Responsibility

Document project goals, site constraints, drawings, contracting entity, exclusions, cost assumptions and decision-makers.

02 / Build the Sequence

Identify long-lead items, access, temporary works, trade handoffs, inspections and milestones that can affect cost and schedule.

03 / Manage Execution

Use field communication, status records, RFIs, quality checks and approved change documentation to keep the team aligned.

04 / Turn the Project Over

Confirm punch-list expectations, required inspections, record information and the contractual closeout process.

An Integrated Family of Specialized Companies

Twins Development is the parent company. Depending on the contract and project scope, the owner can connect with separate operating companies for specific trade work: Twins Engineering 2 LLC (electrical), 8 Pillars Concrete LLC (concrete), and Lucent Plumbing LLC (plumbing and HVAC). Each LLC defines its own contract, qualifications and scope; affiliation does not automatically combine licenses or transfer professional duties.

General Contracting Questions

Do you work on commercial and residential projects?
Yes. General-contracting inquiries include custom residential work, commercial improvements and multifamily projects. The available contract scope is reviewed individually.

What do you need to prepare a GC proposal?
Share the project address, property type, current plans and specifications, scope, deadline, proposed start and any schedule constraints. For renovation work, existing-condition information is especially useful.

Can you coordinate electrical, plumbing, HVAC and concrete?
Those disciplines may be part of an agreed construction package. Twins Development also has affiliated specialist companies; who performs each trade and who holds any required license is established by the project agreements and applicable law.

Do you provide architectural or structural-engineering design?
When professional design is needed, the responsible appropriately licensed design professionals must be identified and engaged as applicable. Construction coordination alone does not replace required professional design or review.
